common things to remember after closing.

2 Weeks Prior to Closing

  1. Utilities: Reach out to the local utiliey departments including Electricity, Gas, Water, Sewer & Trash to learn how to make a smooth transition from the current owners to yourself.
  2. TV & Internet: Check with your current TV and internet providers to see if they have coverage in your new area and how to make the transfer. If they don't cover your area, check with your Realtor to see what company does.
  3. Schools: Confirm the school zone of the property you're buying and confirm how to get your children registered.
  4. Food: Survey the area and learn where you local supermarkets and convenience stores are.
  5. Fuel: Locate the gas stations are nearest to the home you're buying.
  6. Landscaping: If you're going to hire a landscaper to maintain your yards, have your Realtor check with the sellers to see who they might be using or give you a recommendation.

Immediate Tasks

  1. Conduct a Final Walkthrough: Ensure all agreed-upon repairs were made and that the house is in the expected condition.
  2. Utility Setup: Confirm that all utilities (water, gas, electricity, internet, and trash service) are set up and in your name.
  3. Change the Locks: For security, change all exterior locks or rekey them.
  4. Locate the Main Circuit Breaker and Water Valve: Know how to turn off the electricity and water in case of an emergency.
  5. Test Smoke Detectors and Carbon Monoxide Detectors: Ensure they are working and replace batteries if necessary.
  6. Paperwork: Save all of your closing paperwork in a safe place. You'll need it for your taxes.
  7. Home Warranty:  Often times the seller will pay for a Home Warranty for the buyer. If this is true on your transaction, you'll want to setup your Home Warranty account. If you didn't have a Home Warranty included with your closing, you should ask your Realtor for a recommendation and buy one. They are very important for you as a home buyer especially if the home you've purchased is a resale.

Within the First Week

  1. Deep Clean: Before unpacking, it's easier to clean everything deeply, from floors to ceilings, and inside cabinets and closets.
  2. Unpack Essentials: Focus on essential rooms first, like the bedroom, bathroom, and kitchen.
  3. Check Major Appliances: Ensure all included appliances are working correctly. If you brought your own, get them set up and running.
  4. Plan Your Escape Route: Familiarize yourself with the best exits in case of an emergency and plan a family meeting spot outside.

In the First Month

  1. Meet the Neighbors: Introduce yourself to your neighbors. It's good to build a friendly community relationship.
  2. Explore the Neighborhood: Find your new favorite spots, like parks, restaurants, and grocery stores.
  3. Set Up a Maintenance Schedule: Plan regular maintenance tasks such as HVAC filter changes, lawn care, and gutter cleaning.
  4. Personalize Your Mailbox and House Numbers: Ensure your house number is visible, and your mailbox reflects your name to avoid any mail confusion.
  5. Review and Update Insurance: After moving in, reassess your home insurance to ensure it covers your current needs.

Long Term Considerations

  1. Plan for Future Projects: Start a list of potential home improvements or personalization projects you'd like to tackle.
  2. Emergency Preparedness: Create or update your emergency preparedness kit with supplies, medications, and important documents.
